Partnership agreement form?

I have found a partner which I will complete a real estate transaction with. I will front the cash, and he will do the repairs, and then rent or sell the property. There are many terms to this agreement, and I would like to find a partnership form or template which I can outline what each of us will get out of the transaction. Does anyone know where I can get such a form?
