Title transfer question

I need to transfer title from the corp. to one of the officers personal name in order to do a refi. The corp. is in default and it will be costly to reinstate it.

The title co, said they can't transfer title until the corp. is reinstated.

Is there a way to transfer title without reinstating the corp? Can I do it myself? What is the process?
