I am looking for stated purchase and stated rate/term refi. for residential and commercial properties.

There are a couple of apt. buildings and single family homes I have my eye on that I can pick up cheap.

Looking in all 50 states but particularly in KY and TX.

Anyone out there doing these or know of someone who does??

I have been told that the banks that have a lot of defaulted mortgages such as CA and NV are becoming pretty generous with the discounts. I have head that some are accepting half of what its listed at. Anyone have any experiences in these states?

I know of a luxury estate right now that was appraised at 2.2mil last summer and now its a short sale for 1.2mil and its been on the market for quite a while and I have been told that the owner is getting close to foreclosure. I could probably get the price down more, if the bank doen't want to end up foreclosing on it.

I am thinking though, that I may not be able to find a buyer for it as the lending is so tight these days and luxury homes are even hard to qualify for....thats a lot of down payment!

Lately, I have only been buying properties for myself that will cash flow. Is anyone having any luck selling anything right now?

Anyone have any thoughts on this?

Has anyone had any luck with having the agent negotioate? It just seems like a lot of work to maybe not even have a deal at the end. There are so many foreclosures out there, a lot easier work with.

It would be worth it if someone else did the neg. but I wouldn't want to spend all my time just to end up with nothing.

Would I be able to list a property I have under contract on the MLS..before the title is transfered?

Thanks...this is helpful. Am I correct in saying that I would have equitable interest in the property once I have an approved short sale....and I assume the property under contract?

Thanks everyone for the info.That clears up most of my questions.

I still am a bit confused about being able to list the property on the MLS after there is an agreement on the short sale price.

I have heard that you can list it immediately to find a new buyer after receiving the approval but I wasn't aware you could put a property on MLS that you haven't transfered title on. Can this be done??

I am new to short sales...always done REO's. I figures since I am in CA I might as well learn as almost everything is upside down here.

Here are my questions:

1. Is the realtor the one who negotiates the short sale? How is this done without a buyer?

2. I have heard that once the short sale amount is approved you can have your realtor put the house right back on the market for quick sale......how can you do this without having to first close and transfere title? Is that the process?

3. I hear about double closings, how does it work, if I have a buyer lined up?

If I could get some guidence that would be great. I am sure I'll probaly have a few more questions but this is a start anyway.

I want to sell one of my rentals in S. Oak Cliff but I don't want to put in on the MLS as I plan to do a refi, if I can't sell it quick. Does anyone work this area and possibly have any owner occuppied buyers looking for their first home? I currently have it rented for $650/mo so an investor may want it as well.

Its a 2bdr 1ba 1 car detached garage, large yard. I would like to get $55k for it and I will do seller concessions.

If anyone would be willing to pass this along or show it, without putting it on the MLS I will pay agent commissions for someone who brings a buyer.
