Post: Becoming a real estate agent benefits?

Hi - I have started buying LTR's in the last few years. I plan to buy and sell 10 or so more over the next few years. It seems to me that if I were the agent on the buying/selling side of these, I would save 2-3% on each deal (typical agent commission for each side). Am I missing something here?

That you all! Based on the feedback in the thread and in talking with my accountant it doesnt seem like a cost seg makes sense for my situation.

@Katie Ripp I am very passive with both of these properties. I have a property management company manage them as I have a full-time job, wife, and 2 boys. Also, my income is over $150,000. Based on those 2 categories, it sounds like a cost seg makes not make sense in my scenerio.

I have started reading about doing a cost seg analysis but am not 100% sure if I should do one or not.

I just bought a new-build townhouse in Nov 2024 that included a washer, dryer, fridge, microwave, HVAC, etc. for $240k. I have a renter in there now and am wondering if a cost-seg makes sense to do financially as I am planning to keep the place for 10+ years.

I also have another townhouse valued around 380k that is 10 years old. I have been renting it for 6 years now and am wondering if it would make sense to do one with that townhouse as well or not.

Please let me know your thoughts on both and why or why not to do a cost-seg.

Thinking about investing in a quadraplex in North Carolina for LTR in a good market that bigger pockets are high on. I have a few concerns that I wanted to get people's thoughts on.

1 - Selling a quadraplex 10-20 years down the road seems like it may be challenging as the market for that type of asset is small. Thoughts?

- I guess I could sell the individual units. Is that customary?

- Could have it for sale while its occupied, as its likely an investor buying it, and that would just be a condition of purchase. That way I didn't have to sit on it for a few months while it sold.

Curious on others thoughts and considerations

What thoughts does everyone have regarding buying a long term rental in a new build neighborhood?
