Does anyone have a solid property manager they recommend in San Jose, CA for a single condo? 

We currently have a 12 month lease in place with a tenant. Seeking to replace ZipRent with someone local with good communication and food contractor connections should any repairs come up.

 I've been in Property Management Accounting for almost 20 years. Not once I saw a 1099-NEC from a landlord.  PM sends out the 1099s.

AppFolio doesn't actually collect money, it is just PM software that can act as a third-party payment.

You can always send the 1099-NEC just in case, it doesn't hurt.

Hi all,

I use a PM who is a sole proprietor LLC who I paid more than $600 to in 2023. They use AppFolio for the rent collection, disbursements, and accounting. The tenants pay through AppFolio and I am disbursed the rent, minus their fees. The PMs portion never touches my bank account.

I sent them a 1099-NEC but now I am second guessing my decision. Does AppFolio take care of sending them the 1099 or similar form? If they do, should I cancel the 1099-nec?
