Taxes under 185 day stays?

Hey all, 

Why do Month-Month tenants not get sales tax of 8.5%? 

Background: family owns a STR/MTR 2-family in Seabrook Beach, NH. NH law is any stay under 185 days is subject to a 8.5% sales tax. I run a 16 week STR during the summer. Outside of that - I run a 30-90+ day stay MTR with travel professionals. I would like to just write- M2M contractors for my 30-90+ day MTR clients, but I can't help but think of the taxes that I need to pay to the state.
