I found a off market deal with no loan on it but needs repairs.

I found an off market deal that needs repairs however is in a 3 acre lot, 3 rooms and 2-1/2 baths. There's no loan on the property person is planning to put it in the market because he doesn't know the value. I'm thinking I should get an inspector and appraiser right? How can I calculate the after repairs value?

Most important how can I structure a deal for seller's financing or whole sale?
