Making Offer - Who Signs first

Sorry guys for such stupid questions, but its my first time making offer without realtor being involved. When I've created agreement/offer do I sign it before giving it to seller, or I have seller review and sign it first and then I sign it? Or I sit down with seller and both sign it at the same time?
