Changing Contract / Agreement

I have contract which I've been using for deals. Its based on MLS form but a little more buyer friendly. My contract lists how seller should pay closing costs and utilities, etc... In the deal that I am currently working on, I will be the one who will be paying off taxes, water bill and closing closes for both buyer and seller. I wounder if I need to adjust my agreement for that or if I should keep it as is and take care of the closing costs on verbal agreement?
