Legal Bedroom in Indianapolis

Hello everyone, I am currently under contract for a home and trying to get out of the deal. The second floor "bedroom" doesn't have any windows. He listed in the agent notes that it doesn't have any windows, but how can he legally list it as a 3/2 if legal bedrooms require two means of egress? Any heal would be greatly appreciated!

That wouldn't be a reason to be able to cancel.   There is a list of reasons to cancel a contract and get your earnest money back, your realtor would have that list, they might have to dig it up from when they took their state test.  Once you find one, if the seller has a knowledgeable agent representing them, There could be different interpretation of that reason and seller will try and keep the earnest money.   Attorneys will most likely get involved.
