Creative fiancing: Subject to

Hi, I am a new invester. I am currently living in a househack but it only covers half my mortgage. I am looking to start acquiring properties via creative financing like subject to, lease option etc. I am looking for a mentor I can bring value to and who can teach me the ropes. I am located out in Colorado but would like to be able to aquire properties remotely if possible. I have done some research and tried using programs that are supposed to help/support me with questions but they are failing to give me specifics I need to feel confident in making deals. Anyone whose had success in this area whose interested in partnering please contact me.
