I am looking for financing for a off the grid property with 160 acres in Alaska. It is accessible by aircraft currently. There is a old overgrown road that can be driven by a four wheeler 42 miles to a road. It is all government land surrounded so not land locked. Any suggestions? They are asking $250k cash

Thank you for help. Each property might have different terms but most say this. I believe they give 7 days to pay thereafter. If I bought with hard money could I just get a mortgage and pull cash out to pay off the hard money loan? I would like to lease option the properties.

“A deposit of five percent (5%) of the purchase price, or seven hundred fifty dollars ($750.00), whichever is greater, is required and must be tendered in the form of certified funds at the time of the sale made payable to Hutchens Law Firm.”

Hi, I am up near Loveland Colorado looking for a contractor to work with my husband in finishing our garage as a ADU. I know we will need to hire for putting in a door, window and framing etc. Anyone have recommendations? Thank you for your time.

Hi, I am a new invester. I am currently living in a househack but it only covers half my mortgage. I am looking to start acquiring properties via creative financing like subject to, lease option etc. I am looking for a mentor I can bring value to and who can teach me the ropes. I am located out in Colorado but would like to be able to aquire properties remotely if possible. I have done some research and tried using programs that are supposed to help/support me with questions but they are failing to give me specifics I need to feel confident in making deals. Anyone whose had success in this area whose interested in partnering please contact me.

Hi, I am a new homeowner living in Johnstown, CO. I bought this home right before I went on maternity leave thinking I could rent the mother in law apartment in the basement to supplement my income while I am off from work. I’ve been in the home a little over a month and have run into a few plumbing issues that I’ve fixed plus the basement wasn’t finished by a professional and needs some tlc. I don’t have the funds to remodel while I am on leave but I think it’s still good enough to rent. I am thinking of getting a property manager to handle everything since I have a newborn and a toddler at home I don’t think I can take on anymore at the moment. Any recommendations?

I am closing on a property at the end of the month with a mother in law apartment in the basement that needs a little cosmetic work but would like to get up and rented in some capacity asap. I plan on taking maternity leave within 30 days of moving into the property. It's a large 1500 sqft one bedroom apartment with the potential to finished another part of the basement. I'd like either to find someone to help me set it up or manage the apartment. Any advice or contacts would be appreciated. I'll be located in Johnstown, Colorado which is about 45 minutes away from the Denver airport.

Hi there, I’m looking for advice on financing a second property without having to sell my first. I living in a 2 bedroom condo that I purchased 18 months ago on a low 5% down conventional. My lender informed me yesterday that I would have to sell my condo to make another purchase with a preapproval of $265k. Originally, I was planning to make it a rental after a year of living here but with COVID they have made harder restrictions. Any advice?
