Sorry for the late reply! I appreciate everyone taking the time to respond. My wife and I decided to pursue the long-term rental route. We did not consider the possibility of having to furnish the property for the rent by the room and mid-term rentals.

Hi,

My family and I are relocating to Virginia and are contemplating renting our primary residence in Brownsburg, Indiana. The house has five bedrooms and 2.5 baths, 2,894 sqft.

We were wondering which strategies are working for other investors in this area?

We are most excited about a rent-by-the-room mid-term rental scenario but weren't sure if this is feasible.

We would appreciate some guidance!

Hi everyone,

I'm in the Orlando market and am looking to BRRRR near the UCF area. I was hoping to know if anyone doing this is using on-market deals, or are you finding off-market deals?

If using off-market deals, are you driving for dollars, using direct mail, or other types of marketing?

It feels like on-market deals are competitive, and I ask because I've seen flips occur throughout this market, so I would assume a BRRRR would be possible.

I want to BRRRR to use the property as a student rental/rent by the room scenario.

I'm sure I'm not the first, but I am wondering how feasible it is to BRRRR a SFR to have it as a Student Rental? Is it more challenging to get a long-term loan/refinance if the house is used as a Student rental?

I am aware that my best route is discussing my plan with a mortgage company or bank to see if first I can get pre-approved and second if they have an issue with student rentals. I am only curious to see if someone has done this before and how easy/difficult the process was for you.

I'm considering student housing near UCF, since I myself was once a student renter and it seems to be a good potential investment in the Orlando area. What is the maximum number of unrelated tenants that can live jointly in the city of Orlando? Where could I possibly find this information?

I am considering house hacking for my first investment home. I am aware that qualifying for the FHA loan; I must live in the property for a year. However, could I build an ADU or place an RV/trailer on the premise and live in the RV/trailer while the house is being rented? Does this still qualify? I don't want to get into legal trouble. Thanks in advance for the replies!
