My Gut says to good to be true

Hey everyone,

I am in need of help has anyone used the lender "Lower" I have been approved with them for a HELOC at 95% LTV. I wanted to see if anyone had experience with this lender. They are making me refi to have the mortgage under them as well as the second mortgage to make everything easier. To take out $61k it would only cost me $100k/month. With closing cost all rolled into the loan.

Just looking for a reference..
