For those that have done postcards, which stamps do you purchase? Do the $0.36 stamps identical to the $0.55 stamps? I just want to make sure that return to sender time frames are similar. I can't really find anything on-line, and haven't been off during office hours to speak with someone at USPS. Thank you in advance!!

I've been cold calling landlords and built some rapport with an older couple that owns about 35 properties in my area. They don't have any debt, mention that the get at least 10 calls a day from people trying to "get a steal" on their properties, and they want cashflow. They said that they don't need the money, but sometimes will have their agent list a home for sale, but they always find a renter first, so they take it off the market. The only thing that I think I can offer would be some seller financing options that give them cashflow from selling me the property. What are some seller financing structures that anyone has seen/use/prefer?  I am just trying to think creatively for ways that may make a deal work. Thanks!!

Hey @Jeoff Brown! Thanks man, I'm really excited. I am looking for projects to turn into rentals, but if a turnkey has the right cashflow and a good coc return, I believe it would be worth it

Hi @Patrick Daniel! I'd like to focus the majority of my first deals on SFH and/or duplexes. I would like to have multifamily as part of my portfolio, though. We currently have only focused on areas that we know well, so 32514 and areas near our home in north hill/downtown. The only part of Pensacola that we haven't looked much is the West, as I haven't spent a lot of time there, and we are still getting our bearings on the pockets that we have identified so far. How long have you been investing, and what areas do you focus on?

Hey BP Community! I was led to BP about two years ago from a friend of mine, but only spot-read a few things from time to time. I have really jumped in over the past 8 months or so, learning as much as I can. My wife and I are interested in buy and hold here in Pensacola and would love to connect with local investors!
