How can I free up equity capital in my investment property?

I can't find a lender willing to provide a HELOC or home equity loan due to it being an investment property, but I've heard of those who have done it and am looking for lender recommendations and/or to better understand why lending isn't available (if that is the case).

The property appraised at 1.0m and has 25% equity. I have good credit / income / cash reserve. I incorporated the property under an LLC.

Any lender recommendations or insights about how to free up that equity capital?
