Thanks Mason, much appreciated.  I'll do that.  In the meantime, might you have anyone in your network whom you could recommend that I reach out to?

First time building a MFR (8-12 units) and I need a professional to advise how many units is technically feasible to build on a small 100x125sqft lot in Pflugersville that is located outside of the city limits in the Extra Territorial Jurisdiction.  

I've reached out to a few architects in town but they all don't provide this type of work...

Any referrals would be greatly appreciated!

I can't find a lender willing to provide a HELOC or home equity loan due to it being an investment property, but I've heard of those who have done it and am looking for lender recommendations and/or to better understand why lending isn't available (if that is the case).

The property appraised at 1.0m and has 25% equity. I have good credit / income / cash reserve. I incorporated the property under an LLC.

Any lender recommendations or insights about how to free up that equity capital?
