Investment Partner - Creative Financing

I have a potential investment partner who has 4 mortgages under his name (all rental properties). Bank is telling us if he is on the loan we would need to consider portfolio lending w/ higher fees.  Is there an alternative way for us to finance/secure this deal without going this route?  Essentially, we want to have 50/50 stake in the property, but want to minimize financing fees as best as possible.  Is there a creative way we could structure this deal/finance?  We both have capacity to individually put 20-25% down payment on the property or could split.
