In the process of purchasing my first investment property - 4 family.  Buying from a family member.  I'd like to do this deal without a real estate agent.  What are the basics of the process to buy without an agent?  Who do I need on my "team"? (Lender, attorney, etc?)

I have a potential investment partner who has 4 mortgages under his name (all rental properties). Bank is telling us if he is on the loan we would need to consider portfolio lending w/ higher fees.  Is there an alternative way for us to finance/secure this deal without going this route?  Essentially, we want to have 50/50 stake in the property, but want to minimize financing fees as best as possible.  Is there a creative way we could structure this deal/finance?  We both have capacity to individually put 20-25% down payment on the property or could split.

I'm looking to get started in multi-family rental properties in the Cincinnati area. Are there any recommendations for a well thought of Real Estate Attorney, as my initial deal will be FSBO and I'd like to make sure it goes smoothly and potentially would also like to create LLC.
