Subject To - Escrow closing or not

In california, I want to do a subject to purchase and I want to keep my document fees as low as possible. For subject to purchase do I really need to close with an escrow company? What are the essentials fees that must be paid for subject to.. Does it really have to go to a title company and pay all of the closing cost which can run $6k or can I do it without that and just record ?
