Fix and flip maybe wholesale.

My dad has agreed to let me move into his vacant sfh 3 bedroom 1 bath,rent for 6 months or longer if needed. He's even willing to put it on contract. He owes 45000 on it its valued at 72000 right now as it stands. He told me if someone offered him 45 he'll take it. My dad is finally trusting I just want make sure I get this done exactly right. I was maybe thinking about wholesaling or I've spoken with a HML who would work with me if I came up with so much down on the loan. In real estate brandon Turner says it's about solving problems for people. This deal would be able to solve 2 problems. I just want my dad to get the check in his hand and pay it off,and make a little profit,but most importantly GAIN TRACTION. Any input resources or advice is welcomed. The 2 HML companies who are ready to work with me are anchor loans and Stratton equity. Kinda high intrest rates but hey with me being my first deal I understand.
