My boss is looking to place 200-300k in the Birmingham SFH real estate market and would like to find a lender who is willing to lend on properties that are less than 100k ARV. Plenty of houses in the area can be purchased for less than 35k but none of the banks so far want to lend on those. The goal is to hold and rent, but if flips make sense than that could be an option as well. Does anyone have any creative ideas as to how to stretch this money out through smaller lenders or other partners? Thanks for your help!

Thank you Joaquin, I think that is good advice. I am working on both ends to try and speed up the process. Also David Greene has a real estate book on BRRRR investing that has a useful section on how to market and present deals to investors. Good luck to you as well!

I am a new to real estate investing and am looking to get into my second deal by finding a partner. My question is how do I begin marketing/presenting deals to potential partners? Do I have to have a property under contract before I can begin presenting it? What is stopping someone from just contacting the owner directly, bypassing me, and closing the deal themselves? 🤔
