@Claude Beauregard CBRE should have sent you a flyer (several page PDF) with all of the details about the Small Balance loan program. There are quite a few details, with only minor differences between Fannie and Freddie. If you don't have at least $200,000 in cash and a net worth of more than $1 millon, then you're barking up the wrong tree. 

If you do have more than that, then tell us what you're trying to buy, what your goals / exit strategy are, and we can better advise you.
