How is Covid-19 affecting your market and the interest in rentals? There is this worry that many tenants if able will start turning to the single family market to avoid excessive contact with others via sharing elevators or other common ares they can't avoid with apartments.

Good discussion point Nick. This is something I've been wondering about as well. I was considering shifting to multifamily but I will wait. In the meantime I will focus on single family but I will focus more on flipping than renting only due to the fact that the employment picture post Covid-19 is going to change. Some jobs are going to be lost across many industries and I can't trust that the person I rent too will be able to maintain employment. I'd rather fix and sell and move on to the next one to avoid the headache.

@Scott Mac I haven't done anything with them yet. I've been trying to find something that cash flows right while giving me the opportunity to create valve. Just found a few things this month.

I'm curious. How does one get control of a property for which an owner only wants to do a 1031 exchange? By control I'm mean get the property and presenting it to someone else that is also looking to do a 1031.

This question is for investors that help finance the purchase of apartment complexes 50 units plus. what type of return are you looking for in financing such properties versus the type of return you may have gotten from the stock market, bonds, etc. Based on your previous experience in financing such deals do you consider investment in other vehicles riskier then apartment building financing? If you had 800000 to invest which do you think provides you a safer return on investment given the apartment building is in a class a or class b area.
