Owner financing duplex Ohio

Hello I’m looking at a deal right now that is a duplex. Each unit is 2 bedrooms 1 bath rent is $650 each. Owner asking price is $75,000. Needs some work nothing too crazy paint,carpet some glass block windows for the basement. The owner is open to owner financing. What are some suggestions on how to structure this deal ? This property is located in Niles ohio. I’m currently house hacking one duplex this will be my second property. I used fha financing for my first deal.
