No he isn’t on the title. The divorce is settled the house is hers. She bought it before the marriage. He has no right to the property he was just staying there an paying rent because he had no where else to go.

Ok so I’m buying my sisters house on land contract in Ohio. Currently my ex brother in law is living in the house on a verbal month to month lease agreement he had with my sister. He is has been paying the rent late every month. He also isn’t keeping up on utility payments. What steps do I need to take to get him out of the house. If I start with a written 30 day notice an he does not leave can I just evict him like any other tenant ? Him an I have no agreement the agreement was verbal with my sister.

I am currently house hacking a duplex that I purchased with a fha loan. I bought my second duplex with 25% down loan. I’m trying to get advice on how I should approach my third property. I have been in the fha duplex for over a year. Could I purchase another house to live in with a conventional 5% down loan. Live in that home for a year an rent it out ? Would I have to refinance the fha loan ? Just looking into my options without having to save another 25% down payment.

New water hoses where installed. Also i should ad that my father is retired from the state of Ohio as a building maintenance man for 40 years. He came over and helped as well. He is retired an loves getting out of the house and doing work like this. This also gave me an excuse to see my old man an take him out to lunch.

Also they pay for all utilities just wanted to add that in so the washer an dryer are not costing me anymore money.

All of the hook up where already there it was a very simple job. The tenants simply asked me because they didn’t want to mess anything up. They are very good tenants they asked for permission to buy them before they where delivered. Which I had no problem because all the proper hookups where there. They also offered to pay for the $12 in materials.They also thanked me for taking the time out of my weekend knowing I work out of town.I would rather go there an make sure everything is hooked up properly than have an elderly couple try an do it themselves. Which could cause problems. It also got me a chance to get into the property an check overall condition. Other parts of the story I would like to tell is this property is less than two miles from my house.

My legal An financial liability if I hooked it up incorrectly ? All I did was take two hoses hook them up to the wall which was already there. I also took the drain hose an hooked it up to the drain. I went to handyman an bought a dryer vent hose an hooked it up. I think I’m capable of hooking up a washer an dryer without it flooding lol. I’m not sure what you meant by this comment ? Should have I hired a professional ? Should have I told them to do it themselves with the chance they mess something up ?

That’s pretty much what I was thinking. Just wanted to get an opinion from some other land lords.

My tenants bought a washer an dryer an asked me to help them install the washer drain an dryer vent. I went over this morning it took maybe 2 hours including a trip up to handyman. It cost me about $12 bucks in materials. Is this something you would charge for ? Or just chalk it up as helping the tenants out. They are a older couple on disability. Just wondering.
