BRRRR deal, & need assistance finding professionals in my area!

I am new to Bigger Pockets and would like to connect with mentors and experienced investors in the DC/MD area. I have a deal ( in DC) that I believe will meet the BRRRR criteria, but need assistance with closing the deal. Will I need to qualify for traditional financing or will I be able to complete this deal with limited funds? Is it possible for me to live in the property, or do you have to rent?
