Have you got any replies to your post? or been successful making any deals?  Seems like folks don't respond to anything said unless you are a PRO member. No one has responded to my post yet.

I wanna be like you one day :). I think a Hero's Home is a great cause. Thank you for thinking of the real heroes we have in this country. One of our longer term goals is to start non profit and create a self-sustainable community for people with special needs :D 

I love that real estate can provide you with the ability to change the world in this way. My profession is as an Occupational Therapist and I work with mentally, and physically challenged individuals all my life, and certainly feel like more can be done to address the needs of these forgot about populations of people.

Are you primarily direct mail marketing for you leads? I'm considering that as my next strategy currently trying bandit signs and driving for dollars.

@James A. Yes thanks.  How'd you finance your rehab? Through 203k, or hard money creative financing? That $273 refi was strong, I hope to be as fortunate.  Contractors I hear are hard to come by, I suppose home depot and lowes can add bathrooms.

@James A., Does it appear to be numerous opportunities in these areas you named?(Fed,Fells,Canton,Upper Fells, Patterson, Hampden). Are there any homes that the basement could possibly be converted into a unit?  I am bullish on Baltimore as well and hope to get something soon in a nice area. I heard Hampden is up and coming(best bang for the buck)

I am new to Bigger Pockets and would like to connect with and experienced BRRRR investor in Maryland /DC/ Virginia area, for assistance in completing a potential deal. The house is in DC, and assistance would be appreciated,

I am new to Bigger Pockets and would like to connect with mentors and experienced investors in the DC/MD area. I have a deal ( in DC) that I believe will meet the BRRRR criteria, but need assistance with closing the deal. Will I need to qualify for traditional financing or will I be able to complete this deal with limited funds? Is it possible for me to live in the property, or do you have to rent?
