Rent to own question

Ok so I have an opportunity to buy a seller financed home. It's not something I have done but only once and that was my very first deal back in 1992. I didn't know anything and just got lucky. 

Now that I have more knowledge I am concerned about they legalities and about how I can be assured when I pay for it i will indeed get the deed on the last payment. What should I be looking out for?
