@Nathan G. This is great, I’ve listened to a lot of the BP podcasts and never picked up on this. I was figuring it would just be proof on bank statements or something like that.

Looking into buying my second rental property and have found a duplex that has two current “happy and long term tenants”. Is there something I can ask of the current owner that’ll prove that they have been paying?

If not, what are your steps would you typically take in that scenario of the house already has tenants? Only thing I can think of is to check the lease to see when it is over

Just listed my property the other day and had some showings but a bunch of people have come due to someone posting my property through Facebook marketplace and Craigslist which I wasn’t using. Telling them they aren’t in town and to look the windows if they want to see it or someone told themsomeone would be there in their place (I was there). Luckily I had caught a lot people and told them what was going on but I don’t want people to fall for this when I’m not there. What can I do about this? Looks like they’ve taken them down now because one person called them out. Could I be in any trouble if someone does fall for it and gives this person a deposit?

@Filipe Pereira that was another question I was thinking of is whether or not you can show a house to people at the same time or if they should be separate!

Thats a good idea to pre screen. We just moved about 35 minutes from our old house (the one that will be the rental) and I dont want to waste my time if they arent qualified.

Just listed my first property and have people already asking for showings. Do you ask them to apply first or show them the house first?

Thanks! I have already started on the plan but not 100% detailed yet. Is it unethical to ask the sellers if we can take a walk around again to finalize plans before closing or should we give them their space to pack up and move out? The sellers are what many would call horders and their will be plenty of packing up and I’m assuming they will take the majority of the time until closing to do so
