I'm looking for quick ways to get about $7000 asap

I've found a seller that is will to sell with owner financing. At first, I was going to set it up and assign, but I'm going to try to setup the deal and lease purchase to someone else. I'm looking for ideas to get the down payment ($5k) plus closing. The house is rented, and it just so happens that I know the renters. The have 10 months left on the lease. 

I've got <600 credit (student loans and unemployed for a year), self employed , and no family or friends with money. Married, but separated Saturday before Thanksgiving. She took everything in the bank accounts plus overdrafted. I live in West Monroe, Louisiana. 

Any tips, help, or advice will be greatly appreciated.

Thanks Brett. I can thank BiggerPockets for my pending divorce! Lol. I'm kidding! The knowledge and ideas I'm gaining from BiggerPockets is going to be my savior from being below the poverty line. I was never taught anything about money, so I've always had a 'pay bills, spend the rest' mentality. I believed I could work my way to 'wealth', but didn't know how or what wealth was. I'm 31, and no better off than I was at 17. Now that I know what wealth is, I'm going to build it. I'm grateful for the opportunity, but I'm now aware that we had no business putting ourselves in that situation. I said all of that to say, "Thanks for the condolences, but it's mutual and for the best". Now, back on to real estate!
