I'm not a realtor. I market for properties, and every now and then I come across a good deal. I'm actually looking for more buyers. Once I build enough funds to buy a few properties, then I may call myself an investor. 😁

@Brian Robbins Ok. Are you currently looking for another property, or are you focusing only on your rehab at this time? I'm currently working out the details on a seller finance deal. I can get you the details when I've got the contract, if you're interested. I don't know how much I can say in this post while still following the BP rules. It's currently rented, and has about 10 months left on the lease. It's in a nice area of town, and would be a great addition to a portfolio.

@Brett K Do you happen to know anyone that would be interested in providing a loan that is on BP? I ask because of your comment. I've got a seller finance that I'm trying to close. I'm needing a small loan on it, until I can get it lease purchased. Then I'll technically have no money into the deal.

Thanks Brett. I can thank BiggerPockets for my pending divorce! Lol. I'm kidding! The knowledge and ideas I'm gaining from BiggerPockets is going to be my savior from being below the poverty line. I was never taught anything about money, so I've always had a 'pay bills, spend the rest' mentality. I believed I could work my way to 'wealth', but didn't know how or what wealth was. I'm 31, and no better off than I was at 17. Now that I know what wealth is, I'm going to build it. I'm grateful for the opportunity, but I'm now aware that we had no business putting ourselves in that situation. I said all of that to say, "Thanks for the condolences, but it's mutual and for the best". Now, back on to real estate!

Andrew, you're right! That being said, I probably will assign it. I'm looking for a way to keep it, if possible. It's a 3/2 with master bath carport, brick at a great price and decent interest rate. I think I can purchase from the seller, and keep the extra $350+ cash flow for 10 months. After that, I can decide what I want to do. Or, purchase, then lease purchase for the same amount as an assignment, instead of collecting the 1 time assignment fee, plus collect $400+ during the initial lease purchase. Another option would be to purchase, live there rent free, and rent out the other 2 rooms (near college town and random technical schools). Rooms rent for $400+ each plus utilities or $450+ with utilities included for houses. This would give me free rent, which saves a lot of money, and enable me to scoop up more opportunities in the future due to the rent savings alone. Ironically, I did stumble on this while looking for wholesale properties to assign for quick cash for this exact scenario. Lol.

I've found a seller that is will to sell with owner financing. At first, I was going to set it up and assign, but I'm going to try to setup the deal and lease purchase to someone else. I'm looking for ideas to get the down payment ($5k) plus closing. The house is rented, and it just so happens that I know the renters. The have 10 months left on the lease. 

I've got <600 credit (student loans and unemployed for a year), self employed , and no family or friends with money. Married, but separated Saturday before Thanksgiving. She took everything in the bank accounts plus overdrafted. I live in West Monroe, Louisiana. 

Any tips, help, or advice will be greatly appreciated.

Post: Contract email with iPhone (fillable pdf)?

My question: Is there an iPhone app that can browse online, fill a PDF document (this specific document is fillable on a computer), and email the document to a person? I'm open to going other routes to fill and send the contract, but the shortest, most direct route would be preferable. The reason: I found a person who will allow seller financing for a property I want to buy. I need to send them a contract to sign, then return to me either in physical form or digitally. I want to fill all the information before I send it. My state has a purchase contract that can be filled out online, but I'm not able to do so using iPhone with safari browser. I can fill it out on a computer and email to them. I no longer have a computer or internet due to financial difficulties, so I'm trying to use my phone. I can go to the library for free, and complete the task there. It's very difficult to operate their system (transferring files, saving files, time limits, etc.) even though I'm completely capable. Any help or suggestions would be appreciated. I'm still new to all of this. I'm experienced in podcasts, but I have had no real world application success. Only 1 contract so far, but it wasn't a deal. I couldn't sell it so I canceled. Thanks, John Phillips
