Refinancing Hard Money Loan

Hi there,

I would like to know if someone could give me some advice on refinancing a hard money loan.

Here's the scenario:

3 family home purchased through hard money lender. Term is 1 year but it can be paid off at any time without incurring additional fees.

Also took 45K from same hard money lender for remodeling. 

The mortgage and rehab money are all rolled into one payment. Interest only.

I sent an application through a bank requesting refinancing but it didn't work. 

Has anybody in this forum who's done that before? If so, what would you recommend? Any particular type of bank that usually deal with this?
