accessing equity without a loan?

so I've got about 125k of equity in my home and was planning on refinancing to capture that equity for my next project but no-one will loan because my employment isn't "permanent". It's a long term job that i will leave long before the work is over but nonetheless everyone tells me how bad they wanna help then blames fannie/Freddie for not being able to do it... so, is there anyway of accessing those funds other wise? I have a potential flip project in the pipeline and cold really use the money. Are there hard money lenders that will lend against the equity in the home if I'm not actually able to bring cash to the table? anything helps! best regards, Jameson
