Quote from @Andrew Fusco:

Hello everyone, I have one rental unit that currently has a 3.2% interest rate. It has about $100,000 in equity that I would like to access Is there any way to do that without refinancing so I can avoid changing my interest rate? Thanks in advance for any answers!

We do offer closed end loan on investment property in IL. You don't have to refinance 1st mortgage.

Given new loan changes is delayed financing still a thing?  12 Month Seasoning change anything?

You can still use delayed financing for cash out. No waiting period under this program.

Quote from @Nolan Mahoney:

Hello,

So i am planning to get Pre-approved for for either a FHA loan or a 5% conventional comming within the next few months, and i have a good job opportunity that would raise my income. I dont plan on taking any time off in between jobs. Would this disqualify me from any of the loans? from what i understand is you must be employed for 2 years in your job history, not 2 years at the same company.

Any insight on the subject would be much help. Thanks!

This is right 2 years job history not 2 years in same company. OT and bonus income has different guidelines to count the income
