@Yusuke Koike We do offer HELOC for investment property in IL but in selected counties.

 We do offer closed end loan on investment property in IL. You don't have to refinance 1st mortgage.

 You can still use delayed financing for cash out. No waiting period under this program.

This is right 2 years job history not 2 years in same company. OT and bonus income has different guidelines to count the income

FHLBC available in all states. FHLBC has restriction of 80% of median income. We have program which goes up to 100% financing under community portfolio program. Under this program you meet LMI area or income but available in our footprint states only. You have to find local community bank which may have option like we have for our customers in footprint area.

@Chris LO You can explore another program FHLBC opening funds on January 16, 2024. The funds for this year is exhausted already.

We have program under CRA loan 5% down payment for duplex. No PMI but has to meet income and area restrictions. You can use Home Possible also with 5% down payment. This program do have income restrictions.

@Aldo Tapia You will be able to take HELOC on your primary residence without doing cash out. You may have lower interest rate on 1st mortgage.

@Christopher Drotzur The new lease agreement will help you to count more income from your investment property.
