I've just started the same thing. I watched some videos I found helpful. Bill Cook in North Georgia makes two offers on every property- a low cash offer and a terms offer with Seller financing (carryback.) Check him out on Youtube. He actually walks neigborhoods and makes the offers in person. Sounds awkward but he makes it look easy. He did 18 deals that way in his first year 20 years ago- so it can work. His facebook page has photos of the cards he uses for offers. This is all free and he isn't selling anything. He just loves to teach.

I've too left some messages with no call backs. My next step will be to mail them something with my two offers like Bill does.

Tim, you are not going to be able to talk a realtor into seller financing. Speaking as a realtor- almost none of my colleagues know about seller carrybacks and really don't have to. The game has changed. Avoid listed properties. The people listing are not typically interested unless the property has been listed for a while or needs work.

Look for deals that are NOT listed and work with the owners. Join your local Reia and get to know some of the old timers. They may even have free and clear properties that they are considering selling but would RATHER seller finance so they can carry back the note and avoid taxation.  They benefit from getting truly passive income, no upkeep and delayed taxes.

Forget listed property and search for homes in your desired area that are vacant or blighted. Approach the owner directly and make a deal.

I just want to give a shout out to Ikea. Their cabinet bases have a 25 year warranty and they have some nice fronts. They use the same European hardware as my fancy Italian cabinets and for a true custom look, you could use a company like SemiHandmade for door fronts.

In my area, people want a more modern look, so keep that in mind.

guys- as a realtor and investor I think some people are a little hard on agents for simply doing their job. Open Houses are great, but the realtors first job is to sell their clients house, pick up interested buyers and protect the property from thieves, etc. I had a soccer mom steal prescription drugs from one of my listings- so it happens. She was later arrested at another house. Sad.

Also, just because the house is open does not give you direct access. I have turned a few shady people away just for my own protection.

My suggestion, tell the realtor that you are an investor looking to gain knowledge of the area. No agent would turn you away for that. They may also be able to help you!
