I hi need your help, my aunt has a small comercial center in Donna texas, and she may be able to sell me the property, it costs $1.1 million usd with a potencial $108,600 usd in yearly rents, actually it has a 85% occupancy and gets $93,000 usd in yearly rents

how can a get a loan to purchase the property?

I´m not a USA Citizen, neither resident, I´m from Mexico, actually living in Monterrey, Mexico a couple of hours from the US Border
