Use inheritance or home equity line of credit?

Hi! We are doing some home renovations (master suite, windows, entry door, and all new flooring through the entire home). Do we use our inheritance to pay for it? Do we get a home equity loan to pay for it? We also want to purchase our first rental in the next several months, and we're not sure if we should do a down payment (using inheritance $$ if we do a home equity loan) and go FHA, or do a VA loan. I want to make sure we don't regret any decision we make! Thanks for any advice you can provide!
