Potential to Partner with Parents (How do protect them?)

Good evening BP, for those who don't follow me my name is Carlos Rodrigues and I'm agent seeking a REI Partner. I was discussing with my parents about partnering up on a deal. They have the cash and I can find deals along with fixing and managing them. I was wondering if they were to purchase a property with them using there cash how can I protect them? Meaning I want them to feel secure that I'm not going to take the money and run, or take the property and run. Is there anything I could do or a document we could right up and sign?

Or what would you recommend when partnering with a family member?
