It was more about being in the business rather than working on its growth. Though it might have been a necessary phase for learning, I've realized the importance of staying connected with like-minded individuals for mutual growth and support.

I'm thrilled to be part of this incredible community. My journey into real estate started back in 2017 when I stumbled upon BiggerPockets. Their podcasts were my gateway to self-education, and I devoured their recommended books, diving headfirst into the world of property investment.
Fast forward to 2018, I made a bold move by overpaying for my first multifamily property for $274k, put in $30k for renovations, and today, in January 2024, it's valued at a whopping $650k. Alongside this success, I obtained my real estate license and have since sold close to 100 properties. But that's not all—my ventures have spanned from basic renovations to large-scale projects like new constructions, multifamily holdings, land redevelopments, and even successful wholesale deals.
Tracking my progress, I've flipped nearly $9.5 million in real estate value, raking in around $1.4 million in profits and over $100k in wholesale fees. Currently, I'm proud to manage a real estate portfolio worth over $6.3 million, boasting approximately $2.3 million in equity.
My journey hasn't been without its hurdles—I've encountered costly mistakes and faced losses, but my determination to succeed and focus on the end goal persisted. In the midst of this, I also started a family and welcomed a baby girl into my life.

Good evening Biggerpockets!
I'm seeking help to pull out money from a few properties I own.
1)
Theres no mortgage on this one property and both units are fully rented out.
I want to take out as much as I can with a HELOC. But from what I hear I can't take out a HELOC because they need to be in 2nd position. The reason I want a HELOC is because I want I want to pull money only when I need it and not have to pay a mortgage when I'm not using the funds.
-What program is there that could work for this situation?

Another much smaller property I own has no mortgage aand I'd like to do the same as property one.
3)
Another property I have has a older FHA loan with a balance but has about $150k in equity /or less then 80% is owed. I'm no longer at this property and both units are fully rented out, and still cash flowing. I want to remove the MIP that is still on the mortgage, and possibly take out some money too via HELOC.
Goals
I want to reinvest my money in more multis and flips but need to pull cash out.
Looking for HELOC or something similar where I pay if I use it, much like a credit card.
I just want to have an option to take money out.
Yes I will shop around for rates and term as well as who can get me 80%+ LTV.
Also are there any programs where I can get a business or personal line of credit? No HML please.

Post: Transfer a Property from LLC to my Name to be able to get a HELOC

I have a scenario and I'm trying to figure out what is best.
If you have a property under a LLC with no mortgage and liens could you get a HELOC loan?
Or should we transfer that property under to a name so we can get a HELOC loan?
I heard its hard to get a HELOC loan when the property is under a LLC.
I also heard the interest rates is lower if its under someones name.
If we have to switch the property to a name how can I do so?

Good day.
I have one property with about $125k in equity. I want to pull some of that equity out but have a 1099 job (real estate agent). I've held this position full-time for about a year and another year part time. But my tax returns don't show much of a profit on my first year. I was wondering if anyone knows how I can pull some of that equity out so I can use it.
Located in Union County NJ.
