Looking for capital...any advice?
Good evening BP. I am currently looking for some working capital for our business. We wear several hats to include Licensed GC company, Licensed RE Brokerage, Professional Property Management (SFH & Small MFH), Provide Turnkey Properties in Indianapolis & Hold a portfolio (always for sale). While providing turnkey product and as well as GC services, we've been growing our property management company. In the last 120 days we grown from 46 units under management to 115 with another 60 on the immediate horizon. As is the case with all small businesses, cash flow is king. With winter months upon us, real estate as a whole slows in Indianapolis. I am currently looking for capital. We have equity in our office building(35k - 60k), have an income of $100-125K (combined with my wife), have a credit score north of 700 (Experian). I've never secured a large loan and don't know what products are available. We have private lines for our portfolio so currently show no mortgages in my name. I do have a business partner but I am most interested in securing funds in my name alone if possible.
Is there anyone that can point me in the right direction? I'm looking for a line of 100k - 150k. I would prefer to work with a person rather than a link to an application. I wish to have an intelligent conversation with whomever has the ability to help if at all possible. In past years I've done some research only to have no less than 40 random "we lend money to businesses like yours" companies call me. Most of which seem to be call centers grabbing my information and not anyone with a real ability to lend.
