Getting deals from real estate consultant

Hi Everyone!  I'm a newbie & I have recently come in contact with a real estate consultant who works with investors and sends them properties that responded to a craigslist ad I posted.  I have not done any deals before, so I had a few questions about this.  Has anyone bought investment properties this way?  I have no capital to do a flip at this time and haven't met anyone yet who could partner with me on this financially and walk me through it.  My main focus has been learning about wholesale deals and subject to / lease options.  I'm not familiar with real estate consultants and curious what are my options?

I apologize if these questions are vague I'm super new trying to get my first deal :)  I appreciate all the help I can get!
