Hi Everyone!  I'm a newbie & I have recently come in contact with a real estate consultant who works with investors and sends them properties that responded to a craigslist ad I posted.  I have not done any deals before, so I had a few questions about this.  Has anyone bought investment properties this way?  I have no capital to do a flip at this time and haven't met anyone yet who could partner with me on this financially and walk me through it.  My main focus has been learning about wholesale deals and subject to / lease options.  I'm not familiar with real estate consultants and curious what are my options?

I apologize if these questions are vague I'm super new trying to get my first deal :)  I appreciate all the help I can get!

Im a newbie in Denton Tx and I'm looking for opinions on direct mail marketing. I've started driving for dollars and am creating a list of possible leads. Bandit signs are not allowed in my area. I have postcards ready to send but I have a few questions -- How often do other people typically send mail? Any recommendations as to what to send? Postcard? Letter? I am thinking of sending a postcard each month and maybe a letter the 3rd mailing. Any advice would be helpful. Have people had success getting wholesale deals through driving for dollars and direct mail? Or is it more worth my time to buy a list? Thank you for any feedback!

I went out on my first real Driving For Dollars trip looking for properties to wholesale and came across a neighborhood of old and run down mostly manufactured homes (on brick). The thing about this neighborhood is it is not a mobile home park, the lots are big, and there are a few lots with very nice brand new brick homes owners have built, and others with older homes as well. I am planning on marketing to this neighborhood but wondering if investors buy these type of homes? Looks like they would need to get torn down and a new house built. It's in an area that's growing and in high demand. Any feedback would be awesome! Thank you!
