Creative Financing For a Rental Property?

Hey all,

I'm looking for any advice or tips on some creative financing techniques for rental properties. I recently left a full-time, W2 employee position and am now working solely on 1099. My current understanding is that I would now have to wait two years to obtain some sort of standard mortgage/loan for a rental property.


My current strategy/gameplan involves purchasing a duplex of some sort and renting out one side while living in the other and working up from there. My question is, are there other techniques or strategies for financing that would allow me to do this quicker without having to wait 2 years?

Any advice is appreciated!
