At the surface, the numbers look good. I find it always helps to break down the units into separate calculations, i.e. if you're buying the duplex for $100k, each door will cost you $50k + repairs of course. Have you run the data through the rental property calculator on BP yet?

Break down each unit as it's own property on there and see what you end up with. I find that's much easier and more digestible.

I went straight through GAMLS to get my license -- Click Here.

I did my salespersons license as well as Brokers license course all online. If you are not in a rush and can stay focused and diligent in getting it done, it's not horrible. On the flip side, if you can free up the time to just knock it out and do it in person, I'd HIGHLY recommend it. Most people I hear who expect to bust the online course out quickly, myself included, end up taking a minimum of 2 months.

We typically plan for about $15/sq ft for cosmetic and $30/sq ft for heavy rehabs or gut jobs. Those numbers vary as well based on the price of the home and location.

This is a tough one. I would ask if you're concerned at all about time on market with the property. If comps are selling quickly and you're pretty certain it'll sell, I wouldn't worry about it. On the other hand, if you think it might sit a bit and want to add that extra oomph to ensure folks see how to utilize the space, i'd add it.

Also, consider just renting them from rent-a-center or something for "staging" and don't include them as a fixture in the listing.

Typically with ROI like that, you'll be looking at annual interest. Also, 12% for $20k seems high to start. Unless you've proposed that already, most investors are happy with 10% and I've gotten lucky with some okay with less than that.

Welcome to the group, Anthony! Sounds like your already off to a great start taking action and making things happen. 

Speaking from experience, it can be tough without spousal support. I'd recommend sitting down with her and laying out a plan for yourselves. See what lifestyle she wants and what you want and figure out how to mesh it all together. Include her in all decisions with your business and let her know you'd love for her to be a part of what you're building.
