Sale of Self-directed IRA property

We're looking to use self-directed IRA money as a down-payment on a quad, with 28% cash-on-cash return, so are pretty excited about it. I may not be thinking clearly, but eventually think we'll want to pull it out of the IRA so we have the cash-flow in-hand.

Can anybody help me think through this?
