I have two personal properties transferring to LLCs. How difficult is the warranty deed drafting and processing in SC?

@Scott Smith. I'm actually in San Antonio area, just south of you. Thinking of a Tx SLLC that has child LLCs for 1x TX SFR, 1x TN SFR and 2x SC SFRs. The idea of a land trust has my attention. Are those tricky to set up. Is there's one LT per child LLC or one master LT for all properties. How do these separate LT(s) synergize with a living trust if at all?

@Scott Smith and @David Disraeli, I was informed that South Carolina does not recognize Series LLC, thus any lawsuit would follow state established LLC law, not necessarily that of a Texas-based Series LLC. If that is case, then how does the setup change?

@Scott Smith, very good answers and appreciate the experienced input. I live in South Texas, I'm at the point (assets/net worth) where I need to put some protection/anonymity strategies in place. I have 4x properties (all under personal mortgage with WF). 2x South Carolina, 1x Tennessee, 1x Dallas, Texas. I was recently told in a sit down with an attorney to form them into a Texas Series LLC, which I think is decent advise, correct? But then I run into due-on-sale clause issues (I understand the hot topic that is, not for this post). Then I saw a post about Land trusts in conjunction with the Series LLC. Seems like it can work.

In short, do I/can I form a Texas Series LLC that includes multiple properties spanning 3 different states? If so, how do i get the anonymity of the land trust to work? What does that setup look like? PM if we need to discuss off line. Thanks in advance.

John Jackson Michael Biggs Brian Gibbons Greg Pilz Y'all are fantastic really appreciate the candidness. I thought about owner financing. I've read a bit on them but never executed one while I still have mortgage on the property. Do I not run into "due on sale" clause issues with my mortgage lender when I "sell/finance" home to buyer? Yes, Italian (Sicilian) in New Braunfels, and we love it here.

It was some research on my part on Texas law/regs for these that lead me to post here on BP.  I learned quickly that these are beasts and I need attorney/legal expertise for sure. 

So are you saying in general any lease to purchase is limited to less than one year?

Good morning, Need some quick information on this. I am selling a home we've been holding on to for 6 months. New buyer's agent is requesting the inspection report from when I purchased it. Am I required to disclose? I don't believe so. The only online information I can find is relating to inspections reports from a previous buyer that ultimately did not purchase and the homes was subsequently back on the market and another buyer then asks for those reports. Thanks.
