US Commercial is different. We have a plan

Here's where we're different; We have a plan.

US Commercial offers a two step approach to building your wealth using our commercial/investor financing.  

Step One:  The fix and flip.  

  • We offer fix and flip financing to 90% of the purchase price (not to exceed 80% of the current as is value)
  • Rehab hold back to 100%
  • Points will not exceed 4.  Rates from 7 to 12%
  • We roll the closing costs into the deal
  • The only out of pocket expense is for valuation and processing (generally $295)

Step Two:  The refinance and hold

  • No seasoning on title. 
  • No tax returns
  • Minimum credit score 650
  • Max Loan to Value 75% on sfr or 2-4 unit
  • Only up front cost is for appraisal and credit
  • Rates in the 7's with a 30 year amortization
  • Again, points not to exceed 4

You don't have to sell your beautiful flip when it's done;  keep it, manage it, profit from it.  Your experience level doesn't matter, the deal does.
