Triplex - owner financing 50% of purchase

Through my direct mail marketing, I found a triplex I want to buy.  The owner is willing to finance 50% of the purchase price.

Do I got to my bank and tell them i just need 50% of the price?

Do I offer to get on title using TIC and then refinance or purchase the rest at a later date?

Just trying to think outside of the box and see how I can best leverage 50% owner financing...wish it was 100% but I figured I need to utilize what is offered.  Thanks!
