Portfolio Loans

If you have obtained a portfolio loan, do you mind sharing the process you went through with the lender?  Did you put together a presentation, business plan, etc and what else did they want to know?  I will likely have reached the max number of rentals I can purchase with traditional Fannie Mae backed loans in the next year or so and am trying to learn more about other financing options.

if you are going to be talking to new potential lenders about portfolio loans, make sure to have a financial statement and 2 years worth of tax returns ready. Make sure you have them both in electronic format so you can email as needed. 

Assuming the lender does do portfolio loans on the type of properties you are targeting (make sure to verify this up front), almost all will request tax and financial statement records before they get too deep into talks with you.
